Guaranteed Offer Programs: How to Get a Guaranteed Cash Offer for Your Home

Selling a house is a stressful process. If you are looking to sell your home, you may be looking for alternatives other than the long, complex, traditional real estate process. One option is to get a guaranteed cash offer for your home.

What Is a Guaranteed Offer Program?

A guaranteed offer program is when a cash buyer makes an all-cash offer on your home. Instead of worrying about making repairs, waiting until the buyer has obtained a mortgage or financing from a lender, or listing your home on the public real estate market and going through the traditional home selling process, the individual, group, or company will come in and buy your house for cash.

Guaranteed cash offer programs are a quick and easy way to get a fair price for your home within just a few days.

There are several benefits to participating in a guaranteed offer program:

  • You don’t have to repair, clean, or stage your home
  • You have control over the closing date and process
  • You don’t have to get an appraisal or list your house for showings
  • You are guaranteed to sell your home quickly
  • You don’t have to worry about the real estate market

With a guaranteed offer program, you can receive an all-cash offer in just a few days for your home—no matter its condition.

How Do Guaranteed Cash Offer Programs Work?

Not all companies that offer cash for houses are legitimate or trustworthy. Finding the right cash buyer is an essential part of the home selling process. Look for a cash buyer that is dedicated to investing in the local community and making old homes new again for families to enjoy.

After you choose a cash buyer to work with, the guaranteed offer program is a relatively simple process (especially compared to traditional real estate!):

  1. Contact the local cash buyer
  2. Provide the cash buyer with information about your home (photos, dimensions, location, etc.)
  3. Set up a property walkthrough (don’t worry about cleaning up before the visit)
  4. Wait to get an all-cash offer
  5. Review and accept or decline the offer

The entire home selling process can take less than a week when you work with an experienced, local cash buyer.

Should You Get a Guaranteed Cash Offer for Your Home?

Guaranteed cash offers are an excellent option for many homeowners who are looking to sell their house. If you’re considering a guaranteed offer program, consider these questions:

  • Is your home distressed, in bad condition, or a fixer-upper?
  • Do you want to avoid paying for expensive repairs?
  • Do you need to move quickly?
  • Have your lenders started the foreclosure process?
  • Did you inherit the home after the death of a loved one and are not interested in maintaining the property?
  • Do you not have time to deal with the hassle of cleaning, staging, and showing your home?
  • Do you want to avoid the traditional home selling process?
  • Are you looking to get a quick offer for your house?

If you answered “yes” to any of those questions, a guaranteed offer program may be the right solution for you.
