To give you some insight into buying and selling homes in Nashville, TN and surrounding areas, we sat down with Corey Lavinder, the Nashville New Again Houses® franchise owner, to get his unique perspective. Here’s what he had to say.

Meet our Nashville, Tennessee expert:

Corey's journey at New Again Houses® began during his high school years, where he initially started at the ground level, clearing out squatter houses. Over time, he worked his way up and started taking on various responsibilities within the acquisitions process while also witnessing the growth of the franchise model. Eventually, Corey's path led him to Nashville, where he played Division 1 soccer at Belmont University. During his sophomore year in college, he purchased his first property. Since then, his involvement in the real estate business has flourished, going from managing one or two projects at a time to juggling multiple simultaneously.

What makes Nashville special or unique?

What sets Nashville apart and makes it truly special is a combination of factors that cater to a wide range of interests and preferences. One of the standout features that draws people in is the vibrant nightlife scene in Downtown Nashville. In fact, the nightlife in Downtown Nashville brings groups in from all over the country for weekends.

The great music, low cost of living, and outdoor activities bring people here for good. Whether you're drawn to Nashville's music scene, the financial advantages of affordable living, or the natural beauty that surrounds our territory, there's something here to fit everyone’s lifestyle and interests.

Any local trends you're seeing in Nashville?

There are several noteworthy local trends taking place within Nashville. Commercial developments are steadily on the rise, our downtown area is growing rapidly, and people are moving into the Nashville area at high rates from higher-taxed areas in the country.

Additionally, the arrival of new sports teams—such as the Nashville Soccer team, along with the construction of a new Titans stadium and the possibility of baseball and NASCAR—is enhancing our city's status as a sports hub.

How are current market conditions impacting Tennessee?

Housing prices shot up during Covid making it unaffordable for a lot of local people working service jobs. The higher interest rates have slowed down the selling process and stabilized prices.

How many houses have you purchased in the Nashville area?

I have purchased 25 houses in the local Nashville area.

What’s the one thing you are most proud of?

The one thing I am most proud of is flipping my first few houses while graduating college and playing an NCAA Division 1 sport.

What’s one of the most memorable homes you’ve worked on?

My first flip is the most memorable home I’ve worked on because I was still in college, I was super busy, and I woke up excited to make progress on it every day. It was a clean and quick flip of a small 3 bed, 1 bath house. The owner of the property needed to sell the house to pay for bills from Covid 19, so I felt great about getting him the money he needed. This project showed me the proof of concept and laid the foundation for me to build the business.

What's the one thing you dislike most about having to sell a house?

The one thing I dislike most about selling a house is having to maintain the landscaping.

What is your personal guarantee that would make a seller in Nashville want to do business with you?

My personal guarantee is that every home I work on has a vision and a story. My hope is that a newly renovated home will become part of another family’s story.
